RENTAL AGREEMENTS: Minimum rental period is 7 nights. In certain circumstances we can rent a property for a less period, please enquire with us. Cleaning not included. (If you would like to have someone to clean your apartment, we can offer you this from US$20 - US$50, dependent on the size of the apartment). For rentals in excess of 1 month, the utility bills must always be paid (electricity & gas). BOOKINGS & RESERVATIONS: As we receive numerous rental requests every day and issue plenty of offers also, we operate a strict first come, first served policy. Prior to sending us your 30% holding deposit, please send us an email confirming your intentions. If you were to send us the deposit two weeks after receiving our offer, I can assure you that other clients will have approached us to rent the same property. So to avoid disappointment, please email us in advance. CANCELLATION/REFUND POLICY: Once we have confirmed your reservation and received your deposit, we cannot offer you a refund if you cancel your trip. It is therefore advisable to be absolutely certain of your travel arrangements, before committing yourself. Once we confirm the dates of your booking, for obvious reasons, we refuse other requests for that apartment, in good faith. If you cancel at the last minute, it is difficult for us to find other renters for the same apartment for the same time. As I am sure you appreciate, we also have commitments to the owners of the properties. In exceptionable circumstances we might be able refund a booking or put the deposit towards a future rental, but this would be considered on an individual case basis. Rioapartments will endeavor to provide you with the apartment and service that you have requested. On rare occasions, and due to circumstances beyond our control, the apartment you reserved might not be available. On these occasions, we will offer you a substitute apartment of the same rental value or greater as compensation or a complete refund, and you will be notified of the change as soon as possible.
